Usually, our clients prefer to hire the services of an attorney for the entire buying process. This is due to the confidence that it transmits to him when analyzing all the paperwork and the state of the housing during the whole course of the purchase.
Los Limoneros Homes recommends the lawyer David MencΓa Gallo, who usually cooperates in many tasks such as: deposit contracts, reservation contracts, making sure the property has no outstanding debts or problems with the town hall etc.
Also you can buy without a lawyer, in this case you would have to be in charge of the whole process, registration of the property with the corresponding forms, registering in the City council of Estepona for the IBI tax, in the community of proprietors, and also changing the water and electricity suppliers to the new owners name.
PROPERTY VISITS WITH US

Showing the maximum number of properties is a waste of time for both the client and our agency so we limit ourselves to really show the properties that fit their criteria.
Our team will always accompany the client on each visit and he/she knows perfectly the property to see and is able to answer any question in place.
THE NEXT STEP
After having found the ideal property, and once a sale price has been agreed with the owner, the client or lawyer start to work and draws up the reservation contract, in which several terms are stipulated;
1. Registration data
2. Address of the property and description according to the nota simple document
3. The agreed sale price
4. The method of payment
5. Deadline for notarial deed
6. Proof that the property is free of embargos
7. Other terms (purchase of furniture or other fixtures)
AS A GENERAL RULE IN SPAIN WHEN A DEPOSIT IS PUT DOWN IT IS 10% OF THE SELLING PRICE, UNLESS A DIFFERENT QUANTITY HAS BEEN AGREED.
You will go to the notary you have chosen to sign the purchase, a member of our team will always be present to accompany you. The Notary will ask for proof that the property taxes are paid up to date (IBI, community,).
AFTER THE PURCHASE
It takes about a month for the property to be registered in your name, however, at the time of signing you will receive a copy of the Deed and with this document you can start with changes of ownership such as the water and electricity suppliers.
There are two types of properties you can buy:
NEW CONSTRUCTION or SECOND TRANSMISSION. Purchase costs vary: PROPERTY PURCHASE EXPENSES SECOND TRANSMISSION - 7% ITP or Transfer Tax (for properties up to β¬400,000), 9% if between β¬400,001 and β¬700,000, and 10% for properties exceeding β¬700,000 (example: if the purchase price is β¬740,000, 8% would be paid on the first β¬400,000 and 9% on the remaining β¬340,000) - Lawyer normally 1% plus VAT-Notary and Registration (approximately 1.5%).
